London stock
London is not one housing market but dozens sitting on top of each other. A Victorian terrace in Walthamstow, a 1930s semi in Ruislip, a mansion flat in Marylebone and a riverside apartment in Rotherhithe are assessed under the same methodology but produce completely different ratings — and completely different improvement advice.
The recurring theme in inner London is solid wall construction. Anything built before roughly 1920 — most of the terraced and converted stock in Islington, Lambeth, Hackney and Fulham — has no cavity to fill, so the easy insulation win is not available. Ratings in that stock cluster in bands D and E, which matters to landlords sitting on the MEES boundary.
Outer London flips the picture. Interwar and postwar semis in Bexley, Sutton, Hillingdon and Havering usually have cavity walls and accessible lofts, so a better band is often cheap to reach.
When you need one: an EPC is required before a property is advertised for sale or let (a rule since 1 October 2008). Rentals must reach band E or better under MEES, with fines up to £5,000, and a valid EPC is a precondition for serving a Section 21 notice.

Common questions
It depends on the size of the property and where in London it is — a studio in Zone 1 and a five-bedroom house in Bromley are very different jobs. Send the postcode and bedroom count by WhatsApp or the quote form and we'll come back with a fixed quote.
All 32 London boroughs and the City of London, from Enfield and Barnet in the north to Croydon and Bromley in the south, and from Hillingdon in the west out to Havering and Bexley in the east.
Flats usually have fewer exposed external walls and less exposed roof area than houses, which tends to help the rating. Purpose-built blocks with communal heating and period conversions with solid walls behave very differently again, which is why the assessor records the construction type carefully rather than assuming a default.
Yes. We arrange access directly with tenants where that is easier, and we are used to concierge desks, key safes and managing agents who hold the only set of keys. Tell us who holds access when you book and we'll deal with them.
