Professional Property Photography

Estate agent photography done properly — wide-angle interiors with straight verticals and no fisheye, windows that show the view instead of white glare, and every image delivered portal-ready for Rightmove and Zoopla.

Why it matters

The first three photos decide the click

On the portals, a listing gets a few seconds and a handful of thumbnails to earn a click. Portals consistently report that listings with professional property photos attract more views and more enquiries than phone-shot equivalents — and it is almost always the lead image and the two that follow it doing the work. If those three are dark, tilted or distorted, most browsers never reach the description you spent an hour writing.

The difference between a phone snap and a professional frame is technical, not magical. We shoot wide enough to describe the room without the fisheye stretch that makes a box bedroom look like a ballroom and then disappoints every viewer who walks in. Verticals are kept genuinely vertical, so door frames and wall lines don't lean. And because a camera can't expose a bright window and an interior in one frame, we blend exposures — the room stays bright and the garden stays visible through the glass, instead of one of them burning out.

Coverage is deliberately complete: every key room, the front elevation, the rear and the garden, plus the details that carry a listing — a fireplace, a view, a newly fitted kitchen. Speed matters just as much, because a listing waiting on its photos is a listing not earning enquiries; edited images are normally back with you the next working day.

Marketing the property anyway? A domestic EPC is legally required before a sale or let is advertised. We can shoot the photography, carry out the EPC and measure a floor plan in a single visit — one appointment instead of three.

The shoot, step by step

  1. Book — send the postcode and property type; we confirm a fixed price and a date.
  2. Prepare — we send a short preparation checklist to whoever is at the property.
  3. Shoot — every key room, exteriors, garden and any selling features, unhurried.
  4. Deliver — edited images arrive fast, sized for the portals plus full resolution for print and social.

Common questions

Property photography questions, answered

How much does property photography cost?

It depends on the size of the property and how many finished images you need — a two-bed flat is a shorter shoot than a five-bed house with gardens. Send the postcode and property type by WhatsApp or the quote form and we'll reply with a fixed quote.

How should I prepare the property for the shoot?

Declutter surfaces, make the beds, put bins and washing out of sight, switch every light on, open blinds evenly and move cars off the drive. Ten minutes of preparation makes a bigger difference to the finished set than any amount of editing.

How quickly are the photos delivered?

Editing turnaround is fast — typically the next working day for a standard residential shoot. Images arrive sized for Rightmove and Zoopla, plus full-resolution versions for brochures and social media.

Can you photograph the property during the same visit as an EPC?

Yes — that is exactly how we prefer to work. One appointment can cover the photography, the EPC and a measured floor plan, which means one key collection, one tenant disturbance and one invoice.

Do you photograph tenanted properties?

Yes. We can arrange access with the tenant directly, give proper notice through you or your agent, and work around their belongings respectfully. We send the preparation checklist ahead so the tenant knows what helps.
