What a proper boiler service involves

A boiler service is not a quick glance and a sticker. Our Gas Safe registered engineers work through the checks the manufacturer specifies for your particular model, measuring how the boiler is actually burning rather than assuming it's fine because it fires up.

The core of the visit is a combustion and flue gas analysis: an electronic analyser samples the flue gases to confirm the burner is running clean, safe and efficient, and the readings are recorded on your service sheet. The engineer then inspects the components that fail most often — heat exchanger, burner, seals and safety devices — and checks that system pressure, the expansion vessel and the heating controls are all doing their jobs.

Anything drifting out of tolerance is adjusted on the spot, and anything genuinely wrong is explained to you with a fixed quote before it's touched. For most homes the visit takes somewhere between 45 minutes and an hour.

Safety, too. The service confirms the boiler is burning cleanly and that the flue and seals are intact — the same defects that, left alone, can lead to carbon monoxide escaping into the home. The engineer needs access to the boiler, its controls and the flue. For tenanted properties we can arrange access with the tenant directly.

How much does a boiler service cost?

It depends on the boiler type and the property's location — a modern combi is quicker to service than an older floor-standing or back boiler unit. Send the boiler make and your postcode via WhatsApp or the quote form and we'll reply with a fixed quote, usually the same working day.

When is the best time to book a boiler service?

Late spring to early autumn, when the heating is off anyway and any fault found can be fixed without leaving you cold. If the boiler is under warranty, book before each anniversary of the installation date so the service history has no gaps.

Will a service keep my manufacturer warranty valid?

Almost every manufacturer warranty requires an annual service by a Gas Safe registered engineer, evidenced by a completed service record. Miss a year and the remaining warranty can be refused when you come to claim — so keep the record safe and let our annual reminders do the remembering.

Is a boiler service the same as a landlord gas safety certificate?

No. The CP12 gas safety certificate is a legal inspection covering every gas appliance in a rented property, while a service is preventative maintenance of the boiler itself. Landlords benefit from both, and we can complete the two in a single visit.

What happens if the engineer finds a fault during the service?

You get a plain-English explanation of what's wrong, how urgent it is, and a fixed quote for the repair before any work goes ahead. Nothing is replaced without your say-so.
