Remote landlords
If the property is a long drive — or a flight — away, every viewing otherwise costs you half a day. We attend locally, and the feedback report keeps you as informed as if you'd opened the door yourself.
A property viewing service for landlords and agents who can't be at the door — key collection, confirmed attendance, the property presented properly, honest answers to every question, and a same-day feedback report after each viewing.
Why accompanied
An empty property doesn't let itself, and a viewing that nobody attends properly is worse than no viewing at all — the applicant forms their impression of the landlord from the experience at the door. Our accompanied viewings service puts a prepared, punctual person at every appointment: someone who has read the property brief, arrives early to switch lights on and open doors, walks the applicant through in a sensible order with the best rooms last, and answers questions honestly rather than improvising.
It solves a security problem too. Handing keys to strangers, or letting unaccompanied applicants wander a property alone, is a risk most landlords accept only because the alternative is driving an hour each way. With an accompanied service, nobody unvetted is ever in the property alone, keys stay accounted for, and the landlord living two counties away — or two countries away — keeps full visibility through the feedback report.
Feedback is the other half of the service. A vague "it went fine" helps nobody price, negotiate or improve a listing; a written report on every appointment — who attended, how interested they were and what put them off — tells you exactly what to do next.
Before applicants visit: a rental can't legally be marketed without a valid EPC, and a well-photographed listing fills a viewing diary far faster. See professional photography if the listing needs stronger images before the doors open.
Who it suits
If the property is a long drive — or a flight — away, every viewing otherwise costs you half a day. We attend locally, and the feedback report keeps you as informed as if you'd opened the door yourself.
When a listing generates a rush of enquiries, an open-house block booking works through the whole list in an afternoon — applicants scheduled into slots, arrivals managed, one consolidated report at the end.
Nobody unvetted is ever alone in the property, keys are signed for and never address-labelled, and the property is locked and checked after every appointment. A small discipline that prevents expensive surprises.
Applicants who work full-time? Most can only attend on a Saturday or Sunday — see our weekend viewing service. For applicants relocating from further afield, a livestream viewing saves them the journey entirely.
Common questions
It depends on the property's location and how many viewings you need — single appointments, a series, or an open-house block are priced differently. Send the postcode and what you have in mind by WhatsApp or the quote form and we'll reply with a fixed quote.
We collect from you, your agent or a key safe, sign for what we hold, and return or retain keys between appointments as you prefer. Keys are never labelled with the property address.
Who attended, whether they arrived on time, their level of interest, the questions they asked and any objections worth acting on — sent the same day, so you can follow up interested applicants while the viewing is still fresh.
We confirm attendance with every applicant beforehand, which removes most no-shows. If someone still fails to arrive, we wait a reasonable period, attempt contact, log the no-show in your report and offer to rebook them — you hear about it the same day, not never.
Yes — block bookings are often the most efficient way to work through a busy applicant list. We schedule applicants into slots across a morning or afternoon, manage arrivals, and send one consolidated feedback report covering everyone who attended.
Tell us the property type and postcode — we'll come back with a fixed quote and the earliest available date.
