The part of the listing buyers study longest
Photographs show what a property looks like; the floor plan shows whether it works. Buyers and tenants use it to check flow, room sizes and whether their furniture — or their plans for the place — will fit, and the major portals consistently report that listings with floor plans attract more engagement than those without. Agents now treat a plan as standard, and a listing missing one simply looks incomplete next to its competition.
Ours are drawn from measurements taken on site with laser measures, not estimated from a previous listing or paced out by eye. That accuracy matters twice: it keeps the marketing honest, and it means the stated floor area — a figure buyers increasingly compare — stands up to scrutiny.
Because our assessors are already in the property for EPC visits, the floor plan is priced at a discount when the two are booked together — one appointment, one set of keys, two listing essentials done.

How much does a floor plan cost?
It depends on the size and layout of the property, and whether the plan is booked on its own or bundled with an EPC visit — the bundle is always the better value because the measuring happens in one appointment. Send the postcode and property type via the quote form and we'll reply with a fixed quote, usually the same working day.
How are the plans measured?
On site, with laser measures — not paced out, not estimated from old listings. Room dimensions and the overall internal area are recorded during the visit and the plan is drawn up from those measurements, so what appears on the portal matches what a buyer or tenant finds at the viewing.
Which formats do you deliver?
Portal-ready image files suitable for Rightmove, Zoopla and OnTheMarket, plus a PDF for brochures and email. Agents can have plans supplied to match their branding — tell us what your listing workflow needs when you book.
Can the floor plan be done during the EPC visit?
Yes — that's exactly how we recommend booking it. The assessor is already measuring the property for the EPC, so adding the floor plan means one appointment, one set of access arrangements and a discounted combined price.
Do you offer 3D floor plans or virtual tours?
Yes. If a listing warrants more than a 2D plan, our property media team produces 3D floor plans and 360° virtual tours, along with photography and video. They can often be captured in the same visit — mention it when you enquire and we'll quote the package as a whole.
