EPC & MEES

Every property marketed for sale or let needs a valid EPC, and rentals must reach band E or better under the Minimum Energy Efficiency Standards. Fines for letting a sub-standard property reach £5,000 — and you can't serve a valid Section 21 notice without an EPC in place.

Rented homes need an EICR at least every 5 years under the 2020 Regulations, with remedial work completed within 28 days. Local authorities can issue civil penalties of up to £30,000 per breach.

How long is an EPC valid for?

An Energy Performance Certificate is valid for 10 years. You need a valid EPC whenever a property is sold or let, and it must be available to prospective buyers or tenants from the moment the property is marketed.

What EPC rating do I need to let a property?

Under the Minimum Energy Efficiency Standards (MEES), rental properties in England and Wales must have an EPC rating of E or better before a new tenancy can start — and the rule has applied to existing tenancies since April 2020. Letting a sub-standard property can lead to fines of up to £5,000.

Do new build properties need a SAP calculation?

Yes. Every new dwelling in England and Wales needs a SAP calculation to demonstrate compliance with Part L of the Building Regulations. We produce the design-stage report from your drawings, then the as-built calculation and on-construction EPC once the property is complete.

What is a U-value calculation and when do I need one?

A U-value measures how quickly heat passes through a building element — a wall, floor, roof or window. Building control typically asks for U-value calculations for extensions, conversions and new builds to prove each element meets the limiting standards in Part L. We calculate them element by element from your construction build-ups.
