EPC Central London

Domestic Energy Performance Certificates across Westminster, Kensington & Chelsea, the City of London and the central reaches of Camden and Southwark — mansion flats, listed period houses and prime new build, assessed by an Elmhurst Energy accredited assessor.

The local stock

Protected period stock and prime new build, side by side

Central London's residential fabric is dominated by two things: mansion blocks and protected period terraces. Marylebone, Kensington, Chelsea and Bloomsbury are full of late-Victorian and Edwardian mansion flats, while the stucco terraces of Belgravia, Pimlico and Notting Hill are extensively listed or sit within conservation areas.

All of it is solid-walled, most of it has restrictions on what can be done to the windows and the external envelope, and a good deal of it has been carved into flats over the past century. Against that, prime new build around Bankside, Blackfriars, Nine Elms and the northern City edge is well insulated, tightly glazed and frequently served by a heat network — apartments that land at the top of the scale rather than the bottom.

The result is a wide spread of ratings within a very small geography. A period flat sheltered on several sides can score reasonably despite solid brick, while a top-floor maisonette in the same street scores far lower.

The rules still apply: an EPC is required before marketing for sale or let, rentals need band E or better under MEES with fines up to £5,000, and the exemption for listed buildings is narrow and case-specific rather than automatic.

Logistics

Access, porters and communal plant

Getting into the building

Central London visits are as much an access exercise as a survey. We are used to porters, concierge desks, managed key registers and buildings that want an arrival window agreed in advance.

  • We book through the concierge or managing agent where required
  • Service lift bookings arranged in advance if the block insists
  • Tenanted flats: we can contact the tenant directly
  • Short-let and second-home properties handled on a key-collection basis

Communal systems worth confirming

  • Whether heating and hot water come from a block boiler or heat network
  • The fuel that plant runs on, and whether there is a heat interface unit
  • Any block-wide window or roof works done under the service charge
  • Mechanical ventilation or comfort cooling in newer apartments

Marketing the flat? Add a measured floor plan during the same appointment.

More detail: the full domestic EPC service covers what is surveyed and what you receive. Letting it out? An inventory and check-in pairs naturally with the same visit. Other areas are listed on the London EPC hub.

Common questions

Central London EPC questions, answered

How much does an EPC cost in Central London?

It depends on the size and location of the property — a pied-a-terre in Pimlico and a lateral apartment in Mayfair take very different amounts of time. Send the postcode and bedroom count by WhatsApp or the quote form and we'll reply with a fixed quote.

Does a listed building still need an EPC?

In most cases yes. The exemption for listed and protected buildings is narrow and applies only where the improvements the certificate would recommend would unacceptably alter the building's character or appearance — it is not an automatic exemption because a property is listed. Many agents and solicitors will ask for a certificate regardless, so it is worth discussing before you market.

My building has a concierge and restricted access — how do you arrange the visit?

We book through the porter, concierge or managing agent in advance, and can work to a specific arrival window where the building requires one. Tell us who holds keys, whether a service lift needs booking and whether the flat is tenanted, and we'll deal with it directly.

How does communal heating affect the rating?

It can help or hurt depending on the plant and the fuel. A modern gas-fired or heat network system serving a whole block is usually recorded favourably; older communal electric systems are not. Because the leaseholder cannot change the system, accurate details from building management matter more here than in a house with its own boiler.
