EPC South London

Domestic Energy Performance Certificates across Southwark, Lambeth, Lewisham, Wandsworth, Merton, Croydon and Bromley — assessed on site by an Elmhurst Energy accredited assessor and lodged on the national register.

The local stock

Three housing markets, three different ratings

South London holds a wider spread of building types than almost any other part of the capital. The inner belt through Peckham, Brixton, Herne Hill, Balham and Tooting is dense Victorian terraced housing, much of it converted into flats and nearly all of it solid brick — no cavity to fill, and conservation designations in parts of Wandsworth and Merton that limit what can be done externally.

Sitting alongside it is one of the largest concentrations of ex-local-authority housing in the country, particularly across Southwark, Lambeth and Lewisham. Postwar blocks around Elephant and Castle, Bermondsey, Camberwell and Deptford were often built with concrete panel or other non-traditional systems, and a great many are heated by electric storage heaters or a communal boiler the leaseholder has no control over. Both facts pull ratings down independently of how well the flat has been maintained.

Further out, Bromley and Croydon behave like the suburbs they are: interwar and postwar semis in Beckenham, Orpington, Shirley and Purley with cavity walls, real lofts and individual gas boilers — the properties where improvement advice actually converts into a better band.

Landlords: MEES requires band E or better to let, with fines up to £5,000, and a valid EPC is a precondition for a Section 21 notice. Electrically heated ex-local-authority flats are the properties that most often fall short.

Flats and blocks

Getting a purpose-built flat assessed properly

Details that change the score

  • Whether heating is communal, electric storage or an individual boiler
  • The block's construction — traditional masonry or a system build
  • Whether the flat is mid-floor, top-floor or above an unheated undercroft
  • Any external wall insulation added during an estate refurbishment

What to have ready

  • Access to every room, plus the loft hatch in houses
  • Managing agent or concierge contact where they hold access
  • Paperwork for glazing, insulation or a replacement boiler
  • For tenanted properties, we can arrange access with the tenant directly

Common questions

South London EPC questions, answered

How much does an EPC cost in South London?

It depends on the size and location of the property — a two-bedroom flat in Brixton and a five-bedroom house in Beckenham are different jobs. Send the postcode and bedroom count by WhatsApp or the quote form and we'll reply with a fixed quote.

Why do ex-council flats in Southwark and Lambeth often rate poorly?

Two reasons usually. Many postwar blocks were built with concrete panel or non-traditional construction that has little insulation, and a large number are heated by electric storage heaters or a communal system the flat owner cannot change. Both weigh on the score even when the flat itself is warm and well kept.

My block has communal heating — what does the assessor need to know?

The fuel and the type of plant serving the block, and whether there is a heat interface unit in the flat. Managing agents in Elephant and Castle, Bermondsey and Deptford can usually confirm this. Accurate details are worth having, because a communal system recorded incorrectly can cost you a band.

Are suburban houses in Bromley and Croydon easier to upgrade?

Usually. Interwar and postwar semis in Beckenham, Orpington, Shirley and Purley tend to have cavity walls, accessible lofts and their own gas boiler, so cavity fill, loft top-ups and a modern heating control set are all realistic improvements the recommendation report can point to.
