EPC South West London

Domestic Energy Performance Certificates across Richmond, Kingston, Twickenham, Wimbledon, Sutton and the Wandsworth riverside — period family houses, extended semis and riverside flats, assessed by an Elmhurst Energy accredited assessor.

The local stock

Extended family houses and river-facing flats

South West London is family-house territory. Barnes, East Sheen, Teddington, Southfields, Earlsfield and the streets around Wimbledon Common are full of substantial Victorian and Edwardian houses, and a very high proportion of them have been extended — side returns, rear extensions, loft conversions, basement digs.

That matters for the certificate more than people expect. An extension is assessed as its own element, with its own walls, roof, floor and glazing. A rear extension built to recent Building Regulations standards is far better insulated than the solid-brick original it is attached to, and recording it accurately — rather than letting the whole house default to pre-1920 assumptions — can be the difference between one band and the next. The same applies to a converted loft insulated between and under the rafters.

Along the Thames from Putney through Richmond to Kingston, the picture changes to purpose-built and converted riverside flats, many of them within conservation areas where original glazing must be retained. Sutton, Cheam and Carshalton bring in more conventional interwar semis, where cavity walls and accessible lofts leave the standard improvements available.

Letting: MEES requires band E or better, with fines up to £5,000, and a valid EPC is needed before a Section 21 notice can be served. Certificates last 10 years from lodgement.

Getting the best result

Evidence is worth more than guesswork

Paperwork that earns points

In heavily improved houses the assessor can only credit what can be seen or evidenced. Anything undocumented falls back to age-based defaults, which in pre-1920 stock are pessimistic.

  • Building control completion certificates for extensions and loft conversions
  • FENSA or equivalent certificates for replacement glazing
  • Insulation guarantees, including internal wall insulation
  • Boiler installation records and any smart or zoned control system

What the visit needs

  • Access to every room, including the converted loft and any annexe
  • The loft hatch, boiler and hot water cylinder
  • Managing agent or concierge details for riverside blocks
  • For tenanted homes, we can arrange access with the tenant directly

Selling? A measured floor plan can be produced in the same visit.

Common questions

South West London EPC questions, answered

How much does an EPC cost in South West London?

It depends on the size and location of the property — a riverside flat in Putney and a six-bedroom house in Wimbledon Village are very different jobs. Send the postcode and bedroom count by WhatsApp or the quote form and we'll reply with a fixed quote.

Does a loft conversion or side extension change my EPC?

Yes, and usually for the better if the work was done to modern standards. Extensions and converted lofts are recorded separately from the original structure, with their own insulation and glazing, so a well-built rear extension can lift the overall result. Keep the building control paperwork — documented construction scores where assumptions do not.

Are conservation areas a problem for the rating?

They restrict the options rather than the rating. Across Richmond, Kew, Barnes and Wimbledon Village, replacing original windows or insulating a front elevation externally is often not permitted, so secondary glazing, loft and floor insulation and heating upgrades become the realistic improvements.

Do you cover Surrey-side addresses like Surbiton and New Malden?

Yes. The Kingston and Sutton boroughs are fully covered, including Surbiton, New Malden, Chessington, Cheam and Carshalton, along with Twickenham, Teddington and Hampton on the Richmond side.
